Frequently asked questions for the Saguache County Land Use Office

Can I bring in an older trailer home into Saguache County?

You will have to apply for a Variance Application [Download PDF here] if the Trailer is older than 20 years. If the trailer is newer than 20 years you will be able to apply for a construction permit through our office. The process takes anywhere from 60 to 90 days and there are no guarantees that it will be approved.

Do I apply for a well permit, electrical permit, gas permit and electrical permit through the Land Use office?

No. The well permit will go through the Division of Water and Resources in Alamosa and their contact phone number is 719-589-6683. The electrical, gas and plumbing permits go through the state and you can apply for the permits online. For electrical permits, the Inspector is Rod Paulson and his number is 303-869-3450 and you can apply for the permit at http://www.dora.state.co.us/electrical/onlinepermitsystem.htm. For gas and plumbing permits, the inspector is Andy Medina and his number is 1-855-454-0067 and you can apply for the permits at http://www.dora.state.co.us/Plumbing/onlinepermitsystem.htm.

Do I have to go through the Land Use office to subdivide my land?

If you are subdividing a piece of your property that leaves the parent parcel and the parcel being split less than 35.00 acres than yes you do have to go through the Land Use office and apply for a Subdivision Exemption application [Download PDF here]. It is about a 60 to 90 day process and there is no guarantee that it will be approved.
If you are subdividing a piece of your property that leaves the parent parcel and the parcel being split above 35.01 acres than you do not have to go through the Land Use office and you will get a plat made up by a surveyor showing the split and get it recorded through the Saguache County Clerk and Recorder’s office.

Can I build on my property before getting a physical address?

No. You have to have a physical address before you can apply for any permits or applications. That includes Construction Permits, Septic Permits, Conditional Use Applications, Variance Applications, etc. Please see the next question on how to get a physical address.

How do I apply for a Physical Address?

You will first need to start at the Road and Bridge Department and ask for an Access Permit. Once that is completed, you will get the information and approved permit through them and bring that paperwork into the Land Use office. You will then fill out the Physical Address Application, turn in the application and pay the $35.00 fee. It takes about 4 days to get the address, as it needs to get approved for 911 purposes.

Can I have a business on my property?

If you are running a small business out of your home, you will have to get a Home Occupation through the Land Use office. It is $50.00 to start and $40.00 for every year after that.

If you will be doing a business that will change your property from agricultural / residential to commercial then you will have to apply for a Conditional Use Application. It is about a 60 to 90 day process that has to go in front of the Saguache County Planning Commission and then the Board of County Commissioners.
